Selling A Home in Gwinnett County

In today’s Gwinnett County Real Estate Market, selling a home requires much more effort than just putting a sign in the yard. Years ago ads would be placed in the newspaper and the free real estate books then agents would relax a bit and wait for the phone to ring. Well that approach is not successful in today’s market. Sure the phone may ring however more time than not an email will come to my cell phone notifying me that a prospect has is requesting additional information on one of my listed properties.

Marketing Your Home

When you employ me to market your home, I take your trust very seriously. It is my responsibility to see that your home obtains maximum exposure to potential buyers throughout the area. The best way to accomplish this is through the utilization of a combination of “Conventional and Advanced Home Marketing Techniques”. Let’s examine some of the techniques that will be put into action to help sell your home:

•    Listing Services – Your home will be placed into both GA MLS and FMLS, the two listing services in the area. While some agents are a member of only one or the other, by being a member of both I can provide your home to the databases of every REALTOR in the entire Atlanta market.
•    Photos – As the old saying goes “A Picture is Worth a Thousand Words”. Potential purchasers want to see the photos and we will supply them with the maximum number allowed on the listing services and we will have a photo album with additional photos that we can email to interested consumers.
•    Syndication – Just as radio and television shows get syndicated to other radio and television stations, why not syndicate your home to as many property search portals as possible? That is exactly what we are going to do, obtain your home maximum exposure to potential buyers.
•    Blog Article – While the description that we can input to the listing services will suffice, we want to be even more descriptive to potential buyers. We will compose an in-depth article that will be published in a press release fashion.

Pricing Your Home

In today’s market we must competitively price your home for the marketplace. We will prepare an in-depth market analysis that will guide us toward the proper list price for your home. We will examine recent trends as well as look at the current homes on the market (The Competition), current homes that are pending sale (Under Contract) and recent sold properties (The Ones That Did It Right). We will look at this information in the same light as an appraiser. Helping you price your home properly is one of my specialties.

Your Responsibilities

You only get one chance to make a good first impression! Let’s make certain that you do. We will help guide you on various things you can do to make your home more appealing to potential buyers. Keeping the home clean and decluttered is of utmost importance. Put yourself in the buyer’s shoes for a moment. Walk around the home, both inside and outside, with a notepad looking at things that may be in need of repair. Just as you see them and think what will it cost me to fix this, buyers are doing the same thing only their perception of the cost is generally higher than yours.
